Compliance
Regulatory Gas Safety Inspections
Annual gas safety inspections are a legal requirement. We ensure that all gas appliances are inspected and certified by a registered Gas Safety engineer. As property agents, we are obligated to provide valid gas safety certificates to all our tenants, ensuring compliance and safety.
Regulatory Electrical Equipment Installations
We ensure that all properties under our management comply with their legal duty of care. This includes overseeing the installation and maintenance of electrical equipment, conducting regular safety checks, and performing due diligence on all electrical installations to ensure safety and compliance.
Smoke and Carbon Monoxide Alarm Regulations
Before any tenancy begins, we ensure that all smoke alarms are fully operational. Regular checks are conducted on every floor of our properties to comply with safety requirements. In addition, carbon monoxide alarms are installed wherever flammable appliances are present. We strictly adhere to these regulations, conducting annual tests to guarantee safety and compliance.
Energy Performance Certification (EPC)
We ensure that all tenants receive access to an Energy Performance Certificate (EPC), which provides an overview of the energy efficiency of their accommodation. This information helps tenants make informed decisions regarding their energy usage and bills.
The EPC rates properties on a scale from A (most efficient) to G (least efficient). Current regulations require that all residential properties meet an energy efficiency rating of E or higher. We are committed to ensuring all our managed properties comply with these standards.
Property Selective Licensing and Local Authority Regulations
